Greenfield development for a 60,000 square foot professional medical facility. Working with the municipalities of Carleton Place and Beckwith Township, local family physicians and the regional Family Health Team organization, we are developing a medical professionals’ facility to be anchored by a  medical clinic regrouping all the local primary care physicians and an office of the Family Health Team. Complimentary space to be occupied by other primary health care providers including pharmacy, dermatology, physio, diagnostic to name a few.

The project’s role is to sustain and improve the level of primary medical care for the region’s population. Construction on the 3 acre site began October 2023 with occupancy for Fall 2024.


Pine Plaza, Sault Ste. Marie, Ontario

Our most recent purchase, this well-established community plaza is located in a high-density residential neighborhood, and is anchored by FoodBasics.

The Metro Inc. brand store has been present since 1985, consistently showing above-average sales results. Sizable vacancy offered a unique opportunity to exploit high convenience usage demographics. New tenancies include an Italian food take-out, Indian food and pizzeria restaurants, and a cannabis retailer.


Perth Mews, Town of Perth, Ontario

Acquired 2018, sold 2022.  A community-destination retail plaza with grocery anchor, the asset was identified as underrated, with strong value-add potential through securing major tenancies, modernizing the tenant mix and exploiting development opportunities.

The plaza being situated on an increasingly busy highway, it offered opportunity for regional reach. Results include new developments for Starbucks, Subway, St-Louis Grill, A&W, and a Tesla supercharging station, raising national retailer representation to 90%, and providing record returns for M+H investors.


Whitehorse Plaza, Community of Simcoe, Ontario

Value-add opportunity acquired early 2018, sold early 2022. A community plaza with a high vacancy rate, and high traffic attraction potential . The grocer anchor re-committed to the location,  and latent retailer interest was crystallized. 

Vacancy was quickly absorbed, and existant tenant confidence grew to result in several renovations. Of particular note, Beer Store occupied with a retail and distribution space. National retailer representation was increased to over 85%. Asset value increase through additional rental income and reduced capitalization rate provided investors with returns well over expectations.


Rideau Town Centre, Kingston, Ontario

A well-established community plaza in Kingston’s Rideau community, purchased 2017. Grocery-anchored. The community has expanded significantly, with above-average demographics.

In 2021, we completed a 20,000 SF new retail building with anchor Dollarama, which quickly reached full occupancy. The plaza’s grocery anchor has upgraded its brand, and tenancies in the older building have been upgraded. A new bridge to the downtown Kingston side completed 2023 has increased access and reach for plaza retailers.


Loyalist Plaza, Amherstview, Ontario

Value add opportunity acquired 2014, sold 2021. Community-centric destination PLAZA on the main thoroughfare through the growing western suburbs of Kingston, Ontario. Grocery anchored by Foodland. Upgraded tenancies and modernized the tenant mix. Created an approved and shovel-ready opportunity for a fast-food drive-thru on the main frontage.

The asset’s value was increase through increased income and a reduced capitalization rate providing investors with substantial  returns. 


Queenston Road, Hamilton, Ontario

Redevelopment in a modernizing commercial trade zone on 2.5 acres of old car dealership needing remediation.
Developed a 29,000 sf facility for Starsky’s Fine Foods with a long-term lease with returns enhanced through city remediation incentives. (with Sovereign Asset Management)

Raymond Street, Ottawa, Ontario

A value-added opportunity in Ottawa’s attractive Central Queensway area.
This 16,750 sf office building was purchased with a new tenant in hand, and continuing enhancement strategies are underway.

Bayfield Road, Barrie, Ontario

A parcel of 0.75 acre in a major commercial trade area across from the area’s pre-eminent shopping mall. Developed 4 CRUs for national retailers. 

Project since sold, achieving a 20+% Internal Rate of Return.
